"They can provide valuable insights, show you properties that meet your criteria and guide you through the buying process," he explains.

"Typical advice that our property practitioners give would-be buyers is to familiarise yourself with the different towns and neighbourhoods and consider your proximity to the amenities you need - whether that's schools, shopping centres or recreational activities. Spend some time in the area to get a feel for the surroundings."

Another piece of valuable advice for property buyers in any part of South Africa is to get pre-approved for a home loan if needed. "Remember to factor in all the costs," advises Vogt, "including your purchase price, property taxes, maintenance and any potential homeowners' association fees."

Before you start looking at properties, clarify in your own mind whether you are buying the property as a primary residence, a holiday home or an investment property. "This will influence the type of property you choose and its location," adds Vogt. "When you've found a property that meets your needs, check out the security features and the general safety of the neighbourhood. Gated communities and properties with superior security features are often easier to resell later on."
