What makes Mauritius a great place to live and invest in?

There is an array of reasons why Mauritius is a great place to call home. What type of properties can South Africans buy in Mauritius?

Non-citizens of Mauritius are allowed to buy properties in a variety of approved schemes:

Smart City Schemes focus on the idea of living, working and enjoying life in one space. These developments combine residential, commercial and recreational spaces, featuring advanced technology and sustainable solutions.

Integrated Resort Schemes and Real Estate Schemes allow foreigners to buy residential properties in existing projects. Those who take advantage of this offer become tax residents of Mauritius and are eligible for residence permits.

The Property Development Scheme allows non-Mauritian citizens to develop and purchase luxury properties on various parts of the island.

G+2 Apartments allow foreigners to buy apartments that are at least two levels above the ground. The prior approval of the Economic Development Board must have been obtained in this case, and the minimum investment is MUR 6 000 000.

The Invest Hotel Scheme enables both new and established hotel developers to sell hotel rooms in order to find the construction or renovation of additional hotel facilities.

There are two important facts to remember if you're considering a move to Mauritius:

  1. To be eligible for a residence permit, you must invest at least USD 375 000.
  2. If you are buying property in Mauritius, you must do so through a real estate agency that's registered with the Economic Development Board and licensed by the Mauritian government.

There are certain types of Mauritian property that foreigners may not buy. The list includes agricultural land, properties in local residential areas and standalone apartments or houses that are not part of approved developments for foreigners. Land on the sea that's owned by the Mauritian government may also not be purchased by foreigners.

Moka

Pamplemousses

If you live in Pamplemousses, you have easy access to the beaches along the northern coastline, such as the well-known Trou aux Biches and Mont Choisy. The area offers a peaceful, laid-back lifestyle and proximity to the famous Sir Seewoosagur Ramgoolam Botanical Garden. With Grand Baie nearby, it's an ideal location for you if you want a mix of relaxation and convenience.

Plaines Wilhems

Plaines Wilhems combines the best of urban convenience and natural beauty. It features lively towns like Quatre Bornes and Curepipe alongside breathtaking landscapes.
