TIME TO GAIN A FOOTHOLD IN POPULAR PLETT

Plettenberg Bay is one of the top attractions of the Western Cape, both as a holiday destination and for year round living. And recently, it has become easier for first time buyers to get onto the Plett property ladder.

“Four years ago, you could not purchase a free-standing house in Plett for under R 1.5 million, unless it needed serious renovation. But now, buyers can get properties for R 1.2 million or even as little as R1 million.” This is according to Pam Porter, Principal for Jawitz Properties, Plettenberg Bay.

Holiday makers and residents alike are spoilt for choice for places to stay and things to do in the popular town.

The top attractions are undoubtedly Plett’s magnificent beaches, which are home to residents and visitors on most days of the year in Plett’s perfect climate. The town is also a destination for an increasing number of sporting events such as cycle races, surfing and body boarding.

Plett attracts mostly Capetonians, Gautengers, and foreigners, with holidaymakers arriving by late January, and the town has become home to many as well.

“More and more people are relocating to Plett,” says Porter. “Plett offers a great primary school and we’re also anticipating the re-opening of the airport.”

There are considerably more freehold property sales than sectional title sales in the area, and with a diverse range of properties available. On any given street you can find a palatial property neighbouring an older, smaller home. Porter says there is something for every type of buyer here.

“Properties that are well priced sell well, although some sellers can and do hold out until they achieve their desired prices,” says Porter. “Properties for sale under R4 million are most in demand at present, with 66% of free-standing property sales over 2012 falling  in this price bracket – almost double the amount of buyers for this price range compared to 2011.”

However, 21% of free-standing sales were for over R6 million, boding well for one property that has recently come on to the market on the Keurboom side of the town, in Twin Rivers, for a cool R9.95 million. Jawitz Properties Plett is one of the estate agents to secure the mandate for the home.

The property totals at 649m2 under roof and has an additional 32m2 boat house, as well as 206m2 of outdoor patio space.
