Being positioned adjacent to the Indian Ocean, Mtunzini boasts pristine, natural surroundings. With abundant wildlife and a variety of activities nearby, it offers a secure environment where locals genuinely care about one another. It's so idyllic that you'd be forgiven for mistaking it for paradise. But in fact, this is Mtunzini - KZN's best-kept secret.

We chatted to Maridy Oelofse, a full-status property practitioner at Jawitz Properties who specialises in properties in Mtunzini, who gave us the lowdown on why choosing Mtunzini as your next home would be a real choice.

A coastal enclave with unique appeal and plenty to do

There are many reasons to love life in Mtunzini, over and above the access to quiet beaches and the infinitely Instagrammable uMlalazi Nature Reserve. "Residents are offered a tranquil way of life coupled with plenty to do," shares Oelofse. "The Mtunzini Country Club features a distinctive nine-hole golf course as well as tennis and squash courts. It also hosts the popular Mtunzini Park Run. The vibrant boat club also offers organised competitions."

Popularity amongst young buyers

Lightstone data reveals that while only a small percentage of stable homeowners in Mtunzini are between the ages of 18 and 35, a far higher percentage of recent buyers fall into this category. When asked why Mtunzini is enjoying burgeoning popularity among young people, Oelofse points out the appeal of the relaxed coastal lifestyle. "The area offers an abundance of leisure activities, and the presence of nearby business centres allows young professionals to balance work and leisure," she comments. "The town also boasts a top-notch government primary school - Mtunzini Primary School - which ticks the box for parents seeking quality education for their children."

Introducing Zini River Estate

If you browse the online property listings in Mtunzini, you'll notice that many of them are in Zini River Estate, which offers residents and investors a secure gated community with modern amenities and stunning river views. "The recreational facilities at Zini River Estate include communal swimming pools, tennis courts, picnic areas and dedicated braai spots," introduces Oelofse. "The opportunity to cruise down the uMlalazi River on barge boats adds to the estate's allure."

"Added to this, the estate's enhanced security features, which include cameras and regular patrols, further elevate the estate's appeal, making it an investor's paradise."

There is a notable development currently underway at Zini River Estate which, when finished, will comprise 40 additional sectional title houses. Dubbed "The Heights", the new development is a vision of harmony and sustainability. "It is a true eco-estate with sustainable living features like solar energy and borehole water," says Oelofse.

Tourism on the rise amid new developments

With Mtunzini's stunning coastal landscape, natural attractions and historical sites like the Raphia Palm Monument, it's unsurprising that tourism is on the rise in the region. The appeal also lies in the array of outdoor activities that Mtunzini's residents can participate in, from tranquil pursuits like birdwatching, fishing and golf to more adrenaline-pumping water sports. Oelofse points out that ecotourism is one of Mtunzini's prevalent economic activities, alongside agriculture, forestry and small-scale businesses that cater to tourists and locals alike.

Quick stats about Mtunzini's property market

  • Freehold properties (including those within estates) make up approximately 75% of market stock in Mtunzini, with the other 25% being sectional titles.
  • Almost 50% of Mtunzini's homeowners have owned their homes for at least eight years.
  • While its popularity with young people is growing, 42% of recent buyers are classified as "middle-aged" (between the ages of 36 and 49).
