Camps Bay: where scenic beauty meets bustling energy

If you have the privilege of calling Camps Bay home, you'll know what it is to be surrounded by Instagram-worthy homes and views, to live within the vibrant bustle of a cosmopolitan suburb and to be a stone's throw away from some of South Africa's most gorgeous beaches. Jawitz Properties takes a look at Camps Bay and its real estate market and all that the area has to offer as they open their doors in Camps Bay.

The real estate market in Camps Bay

Homes in Camps Bay tend to be spacious as well as luxurious, offering breathtaking views. In recent years, there has been an uptick in home renovations in the Camps Bay suburb that has transformed dated homes into a new ultra-modern way of living with emphasis on the location and its views. In some circumstances, subdivision has taken place to add better return on the investment.

According to PropStats confirmed sales from 1 January 2021 to 31 October 2021, the average selling price of houses in Camps Bay was R15 947 791 and apartments were selling for an average of R8 432 143. This reflects a difference in listing to selling price of -18% and -16% respectively.

According to Brian Hickson of Jawitz Properties Camps Bay, sellers shouldn't market their properties at a higher price in case they get negotiated down. "Instead, market your property at the correct price so that there is no need to negotiate and your property is priced correctly to sell, leaving little reason to negotiate," he advises.

Buyers are often as educated as the agents with regards to the pricing of the market and are prepared to pay the asking price if they see value in the home/property. The biggest mistake that is often made is listing the property too high online. Many buyers search in increments of R500 000 - R1 000 000, and if the property is listed just above that, it won't come up in their property alerts and it simply won't attract the right kind of buyers.

Which part of Cape Town is Camps Bay?

Camps Bay is an exclusive location within Cape Town, located adjacent to Table Mountain and the Atlantic Ocean. It boasts a village feel with a vibrant ambience, and it's just a 15-minute drive from Cape Town's city centre. This ocean-facing suburb has been a favourite with both local and foreign investors for many years and it is home to a sophisticated way of life.

On Camps Bay's promenade, you'll find an array of restaurants, bars and cafes with menus to tantalise every taste bud. From a real estate perspective, homeowners and investors can choose from an array of apartments, townhouses and freestanding homes that typically offer breathtaking ocean views.

Things to do in Camps Bay

Hiking enthusiasts will love Camps Bay for its proximity to the Pipe Track, which is one of Cape Town's most beautiful and tranquil hikes. As the name implies, the trail follows an old water pipe and hikers are rewarded with spectacular views of the coastline and the Twelve Apostles.

No free day in Camps Bay can be complete without a trip to the pristine white-sand beach. While swimming in the chilly Atlantic Ocean may only be for the brave, hiring deck chairs on the sand and whiling away an afternoon in the sun is for everyone.

Those who love theatre are in for a treat in Camps Bay, which is home to Pieter Toerien's Theatre On The Bay, where a wide variety of comedy shows, musicals and other theatrical masterpieces are staged.

Restaurants in Camps Bay

Foodies who call Camps Bay home are in for a treat. If locals had to compile a list of favourites where the views are as sumptuous as the cuisine, that list would definitely include The Azure Restaurant at The 12 Apostles Hotel and Spa, which has been voted South Africa's Best Hotel Restaurant at the 2020 World Culinary Awards. Other recommendations from locals include the melt-in-your-mouth seafood at Bilboa and flavourful curries at The Raj.

What's to love about Camps Bay?

According to some reports, Camps Bay is Africa's most Instagrammed beach location - and if you've ever been to this beach, you'll understand why. Even the prestigious Camps Bay High School boasts sea views, and young and old alike enjoy the suburb's blend of laid-back vibes, outdoor way of life and urban hype. For all these reasons, it is a well-loved holiday destination as well as an amazing place to call home. Investors can consider buying properties to let out, either on a short-term basis during the holiday seasons or on longer leases.

Residents of Camps Bay enjoy an exclusive ambience while being within a stone's throw of the amenities that Cape Town has to offer. Hospitals, shops, schools, gyms and everything else you need can either be found in Camps Bay or within a short drive.
